Water heaters come from a lot of different manufacturers and vary quite a bit in quality, price and efficiency. Water heaters do require some maintenance throughout their life to keep them running properly and safely. As most of you know, the vast majority of water heters in the Houston area are located in the Attic of most homes. Which means they are pretty much ignored for their whole life. Not good. With the hard water we have in our area it's good to have your water heater flushed every 2 years atleast. This will prevent sediment from building up in the bottom of the tank, prolonging the life of the heater. There is also a major safety device on all heaters that prevents them from exploding in the event that the heater overheats. This device is called a temperature and pressure relief valve. I see them often leaking or not working at all due to corrosion. Which is also to blame on our low water quality. These valves should be inspected once every year or so and changed if there are any signs of malfunctioning.
