Marketing and Leasing Services

We provide background checks including credit, rental reference, employment and income at no cost to the owner. We speak with prior landlords and current employers, and verify the information in writing. This process weeds out a large percentage of undesirable tenants.
We list your property on our website, on Craigslist and place a “For Rent” sign on the property.
We take phone calls 6 days a week and meet with potential tenants at our office as well as travel to the property to show it.
We insist that the tenant sign a lease with addenda that protect the owner.
We insist on a written inspection report on move-in and move-out so that security deposits can be captured when appropriate and so that we have a written record of unit condition.
We verify through regular inspections of the property whether there are any unauthorized residents or pets, damage or uncleanliness. In multifamily units, we are the ones who mediate conflicts with tenants and evict troublemakers so you don't have to deal with the drama.
We take emergency maintenance calls 24/7 and deal with those headaches so you can get a proper night's rest every night.
We collect deposits and provide full service bookkeeping every month and at the end of the year so that you no longer have to account for utility bills, taxes, escrow, or maintenance yourself - a great time saver at tax time, as well as an efficient means for tracking cash flow and income. We send you monthly and year to date profit and loss statements, 1099 statements and other documentation.
We collect rents every month and make phone calls and send demands to delinquent tenants. We file all the correct paperwork, attend court for you, and evict legally and efficiently, saving you time and money.
Once we are hired to manage the property, we will sit down with you and make a specific plan for keeping a high tenancy rate and making the property as economically viable as possible. The plan would include an analysis of fair market rents in the area, identification of maintenance, security and other site issues, and pro forma financial statements for the next couple of years. This way, we will know whether we are performing up to expectations, and can identify any deviation from the budget quickly.
