The unit is beautiful and view is gorgeous!

HOWEVER this building is managed poorly BU first residential.

The building is managed by first residential. This company is so bad at communicating building related issues and lack of motivation on building on demand basis maintenance. They took three years to clean window and still unfinished.

Most annoying problem for residents is that the developer didn’t install venting system correctly. There is strong cooking smell from kitchen range hood everyday and even from A/C in my units and also in hall way at each floor. The smell is so gross.

I live here for past 1.5 years. Management is great and keeps improving services. Gym hours used to be shorter when I first moved in but now is great.

The building is excellent, and as residents, my wife & I are very happy with the quality of amenities, staff and support. We have had almost no issues in our first 6 months. For any new construction, there will always be teething issues, but the building management and maintenance staff is more than willing to help and sort them out to the best ability and within their scope of responsibility.
The concierge organizes amazing, well-managed events including instructor-led fitness programs and frequent theme-based meet-ups in the common areas. Front-desk staff is very pleasant and always willing to help - we could not ask for more. The amenities are also fantastic – especially the indoor spa area and awesome outdoor pool and grills.
If you’re considering buying or renting, come and talk to a few residents and the management - do proper diligence on the ‘issues’ before arriving at premature conclusions based on half-truths.
Similar to most online reviews, this thread is dominated by haters (and several folks who are not even residents) – and some of the reviews in this thread are excessively harsh and do not portray the true nature of issues with full accuracy. When we approached the management on the various topics - we received a fair response to all issues and fully understood the nature and timelines.
Overall – 99 Hudson is among the few premium condos left in downtown Jersey City with gorgeous unobstructed views. Having lived in the neighborhood for over 12 years and seen various comps, we are proud to say that this is among best-in-class along with a few other condos like 77 Hudson, Crystal Point, Park & Shore and some of the brand-new rentals around, such as Haus 25.

Today, all residents received a letter from the 99 Hudson HOA lawyer. The lawyer threatens all residents by saying "protest is criminal in nature."

"It is unfortunate that some have engaged in harassing and threatening conduct towards the Sponsor’s Agent. We understand that some Owners may be planning to protest or interfere with this Event on February 4th. This will confirm that any such conduct will not be tolerated by the Association. Not only does such behavior constitute a violation of the Association’s rules, it may be criminal in nature and it is certainly harmful to the Member’s of the Association. Indeed, it is in all Owner’s interest for the Sponsor to continue selling Units within the Condominium. Accordingly, please refrain from any efforts to interfere with the Private Sales Event to avoid enforcement action by the Association."
