Vince Grant and his team did an outstanding job selling our house in Kirkland this past Nov. The house sold in only four days and had multiple offers that were more than we expected. The property had been a rental so I had a lot of questions about what features to fix up/remodel to get the best price for the house. Vince walked thru the house with me and he recommended whether to just fix up/paint something or to replace and remodel it. He gave me cost estimates and his expectation of how much it would boost the selling price. I did not want to waste money on unneeded improvements. It worked out great. We got more for our house than we had ever expected, even in this hot selling market. Vince's team was on top of things and always had information or advice on moving forward. Highly recommend Vince Grant and his team of experts. He helped us get the most money out of our home and it sold in 4 days! We took his advice on remodeling our kitchen and doing some other cosmetic things throughout our house and it paid off! We got well over our asking price for our home because of his expertise and experience in real estate. His team was very hands on and professional!

Smooth move on your part. Get us to go $20K over asking saying the seller would accept, get my wife's heart set on it, drive the price up then say the seller went with another offer. I took your word from my realtor as a man and instead ended up breaking my wife and daughter's heart with that shady move. Pretty slick. I hope the buyers enjoy putting a new roof on that place after paying over $500K.

Hi William, I am so sorry, I completely understand and empathize with how this has made you and your family feel! I am routinely on both sides of this scenario, I get where you are coming from. Because of this, I try to make every effort to be 100% fair and fully open with every agent I work with. I did look into this a bit further for you. It looks like, in an effort to make sure your offer was considered, we did go above and beyond by withdrawing a counter offer we had made to another buyer to give your agent time to send your offer over for review. This is not a common practice and normally turns off the other buyer resulting in losing them altogether. Upon receiving your offer, we were surprised your agent had not informed us earlier that your offer was contingent upon the sale of another property. I am so sorry that your agent advised you that the seller would accept a contingent offer. This was not a message he received from me. Had we known that from the beginning, we certainly would have been upfront that we had a better, non-contingent, offer in hand. That being said, I did make sure to reach out to your agent to see if there was a way for you to remove your contingency. Your agent advised this was not an option for you and declined. Please know, I kept your agent apprised throughout the process, including late into the evening and early in the following morning. I wish this would have turned out better for you and your family, as I would have loved to make this happen for you! I really do hate to see these kinds of things happen and is my least favorite part of the process. I can only apologize for the way this has made you and your family feel and wish you the best in your search. I am confident that you will find that perfect home for you, your wife and your daughter.

Pretty shady.. Put an offer on a home listed by Vince with an escalation clause far above what the home went for. Oh well, their loss.

Hi Albert, I am so sorry and completely understand your frustration. Believe me, we have been on both sides of this scenario, and completely empathize with how you are feeling right now. This market is crazy! Please know I try my very best to be responsive to all agents putting in offers. I did take a look at my communication with your agent and the offer submitted. It looks like your offer price came in lower than the offer we accepted with increase only through escalations, as you mentioned. Unfortunately, escalations only work if we have another offer in hand that will allow us to escalate to that price (i.e.: an offer of $500K escalated in $5K increments to $700K would need a separate offer from a separate buyer in hand @ $695K for the seller to gain the full escalation price). With this deal, we did not have another offer in writing that would have put your escalated price into play which would have left the seller with less than what we accepted. I did discuss this scenario, and all offers on the table, at length with my client. After much deliberation, my client asked me to reach out to your agent to give you a chance to increase your offer price and remove the escalations. I see in my notes that your agent advised us you declined. As a result, another buyer was offered and accepted the same opportunity. I hope this helps, Albert, as I always strive for all parties to be treated fairly and walk away happy. It's tough for buyers right now, I know. I wish this would have turned out differently for you and, truly, wish you all the best in your search! Vince
