First off, the man is charge of maintenance is amazing. He responds very quickly and was always very fast and sweet. We never had any issue with him, and we greatly appreciate and enjoyed our interactions with him. But black mold was a huge problem in our apartment. I discovered it at the end of March. The intensity of the mold was so severe that I had a doctor recommend and have me get a lung x-ray. The drywall was not cut out as is procedure for such an intense presence of mold. The mold was "cleaned off" and then covered with an anti mold paint primer, and then was painted over. The windows and the poor insulation contributed to the severity, the windows were consistently wet and had condensation all over them. I had to sleep in our living room because it wasn't safe for me to be in the bedroom without multiple masks. Management gave us plastic moisture absorbers which we were told would be replaced every month, they were not. We each purchased our own dehumidifiers. But mold still returned in other areas of the apartment, and was consistently on the windowsills. Seemingly it wasn't just our apartment but every unit in campus view that had experienced some kind of mold problem. Separate from the mold, the security within the underground garage was lacking. I found a home Depot bucket that had human fecal matter next to my car within the first couple months of moving in. We were told a security guard was hired, but my roommates and I only ever saw him once. There were bikes that had their front wheels removed within the bike rack in the garage as well. The laundry room consistently was gross, and occasionally also smelled of bodily waste. The electric sockets were not up to code either, and when we had electrical issues in the kitchen, management told us to only have one appliance plugged in and used at one time to prevent electrical damage. The things we had plugged in would just fall out of the outlets and we had to duct tape the plugs to the wall to keep them within the socket. Overall, I would not recommend anyone to move in here, the rent isn't even that cheap considering the conditions of the building.

At campus view we pride ourselves in responding promptly to any maintenance or safety concerns! When we received your maintenance request in regards to the moisture issue, we promptly inspected your home for any leaks. During the inspection no leaks were detected. Our maintenance reported that it felt humid in your home which can create moisture problems. We followed proper protocol and cleaned the damaged areas. Once cleaned we tested all the areas with moisture meter and the reading was under 10% which means it was just surface damage and there was no need to replace the dry. Since we completed the work we had not heard back about any other issues in regards to the moisture and assumed everything was fine. If there was still an issue we would have immediately addressed it. The electrical issue you experienced was also immediately addressed and heard no word that it was still a concern. I assure you our building is up to code. The city of Seattle requires property owners to have random periodic inspections to assure that everything is up to code and we have passed every inspection. Safety means the most to us. Unfortunately with the decrease in police presence and increase in crime the neighborhood as a whole is feeling the affect. We do everything in our power to keep un wanted people out of the buildings but sometimes the odds are against us. Pro: decent price and unit space. Mine was 2700 something for a 1000 square feet unit with 3 bedroom. The maintenance is really good they come like one day after I send the repair request.

Cons: very close to the high way, the noise was torturing me because I can't fall asleep. The room is dark even it's sunny outside. The water heater makes a lot of noise when someone is taking a shower. Homeless camp right outside about 100 feet away and they will ask you for drug if you stand outside the apartment. The bedroom does not have individuals lock. Also it only have one bathroom so it will get messy if your roommates are untidy.

All in all this is a very bad apartment. I wouldn't recommend anyone to live in there.

Laundry stolen. mail boxes broken into, front door broken into, homeless dude followed me in through the garage, multiple nights saw people camped blocking the front door, guy tried to get in through my window while I was in my room, mold problem (usually just open the window but can't here bc someone might try to climb through it), tent city across the street. Friends in the surrounding area did not have issues with these things.
Management was alright - nice but unhelpful with safety concerns. They hired security that they'll be charging everyone for soon, but when I called security they hadn't shown up yet and told me to call the cops. When they sent out a survey on the apartment and later asked why I didn't want to renew, they responded both times with excuses. For example, they put a lock on the laundry room door and said there hadn't been an incident since. I said how that lock was broken into and they said because no one's laundry was stolen it wasn't an incident.
Whether it's just that they can't do much or not, I recommend looking elsewhere.

Edit in response to their comment: the attempted break in happened late may, the pic of mail boxes was taken late may. Literally what I mean w them saying that since they've done xyz nothings happened.

Harley we are sorry about your experience at Campus View. With the recent decrease of police presence there has been an increase of homelessness and crime throughout the Seattle area and the U District. We take safety very seriously. When there is an issue we do everything in our power to get that issue resolved in a timely matter. In some cases the odds are against us. We have stepped up many security measures and even hired a night time guard for several months to ensure the safety of our residents during a difficult time in Seattle. Since we increased usage of cameras, lighting and locking mechanisms, we haven't had any issues at Campus View, and it has been several months. In regards to the mail boxes we have been working on getting them relocated inside the building. In order to do this we need approval from USPS. This has been a long process but we are still working hard to get this done. Thank you for taking the time to leave us a review. We appreciate any feedback.

I have been living at Campus View for 3 years and graduated this year. The location is great. Price is even better. Overall I have been happy during my time here. There is an actual office with staff un like several other apartments in the area. Management was prompt in responding to me. Thanks.

My apartment had mold and my friends apartment had mold as well. When I complained about it because I was getting sick, they offered to move me to another unit, but it also had mold. I know that many windows in the building were being replaced due to leaks, so that may have contributed. They eventually fixed it, but after a month or two a little black mold was growing again around the windows. It might be seasonal and because my unit, the 2b1ba is very small, so opening windows and cleaning very often should help prevent it. The building and mail got broken into a couple times. The laundry room was also usually really gross.
The door on the other building was smashed, and the garbage was constantly thrown around the alleyway. The side of the building that faces the street gets nice sunlight in the afternoon even though it's super loud right next to the freeway and on a really busy street.
Management was okay, sometimes they were nice, sometimes they were really defensive and dismissive.

Overall, I think it's not worth it for the luxury price that they charge.

Tana, we are sorry that we did not see eye to eye on this matter. Once a complaint was made we came in to address the problem. We also brought in a third party contractor. Our staff, maintenance and the contractor we hired did not witness any mold present in the unit. We did remove all the drywall in the areas where you claimed mold existed and once removed there was still no presence of mold. Since no indications of mold was present prior, during and after the repair we assumed the matter was closed. We followed up and sent pictures of the repair process. After all was completed you claimed there was still an issue and we offered to send a contractor out again to inspect and address your concerns. We still have not heard back from you about the issue. It is very important to us that we address any and all concerns that our residents have. Please let us know if you need any other help. Thank you.

Caution on the parking garage. Indicates video surveillance on premises, but camera don't work. Factor in two $500 insurance deductibles in addition to the $1,200 a lease that you pay to park here. Car was both backed into and broken into in this garage without any help from management. Might as well park on 7th for free. Apartments are overpriced for the cheap materials and lack of A/C. Many common areas dirty and look run down. Very noisy from the streets, half a block from a tent city. Management not very helpful, wouldn't recommend this complex. Maintenance is responsive to requests for repairs, which is appreciated. See picture for what the trash looks like after being thoroughly combed through by our neighbors.

This place is right next to the freeway and a major road. Even with the windows closed you can hear the road noise and god forbid if a fire truck rolls through. Good luck sleeping!

If I could get less than 1 star I would. Lived there for a year and a half, and towards the end of my stay, this place was getting robbed every other day. They robbed the office, and then started going up the floors, people on the first floor, then people on the second floor. My car got broken into in their "secure garage", not the above ground one, the underground one. Then, in their second building where the bike cage is stored, that got broken into, quite easily as well, and my girlfriend's bike was stolen, and they took the front tire off mine. We lived on the 4th floor, and when we heard the 3rd floor had started to get broken into, we started looking for a place to leave. Not only did the apartment not help reimburse the cost of damages, and loss of property I, nor anyone else suffered, when we tried to break our lease before we got pillaged, they said they wouldn't let us break our lease without paying, AND they wouldn't help us find a replacement to cover our lease. I had to let some poor unsuspecting fool live in this place that was about to have a train run on it. The best part, when after the 2nd or so week of being robbed, we asked them to do something and they said something along the lines of "what, do you want us to hire a security guard or something?" as if that was a ludicrous idea. So beware future renters, you might get absolutely screwed.
