Posting this as a cautionary tale. I have no reason to believe that Factor cannot deliver a project that a homeowner will be happy with. In fact, based on pictures of completed projects, it's what prompted me to reach out to it in the first place. That being said, trust is a significant component of any renovation project. We had a nice first meeting with Factor. After meeting with a number of firms, we had down-selected it to be one of the finalists for our project. After waiting about two weeks for the follow-up action items to be communicated back to us, I reached out. The person I spoke with was apologetic, and indicated that we would hear back from someone soon. We did. We received a one line email later in the day indicating that Factor wasn't interested in our project.

That was definitively NOT the representation that was made during our meeting. Going back to my mention of trust earlier in this post, even if it came back now to say it was interested, we would not feel comfortable working with Factor. In closing, make sure you thoroughly vet any contractor with whom you are contemplating entering into a contract. With the local market being as busy/crazy as it is, you will find that some firms have been created/jumped in with limited credentials, and others, trying to manage too many projects, may not give yours the attention it deserves. In retrospect, we are glad to have found this out prior to having entered into a formal relationship with Factor.

Re the reply from Factor, there isn't a need for a follow up conversation. The individual who called me to arrange the appointment, as well as the one who came to our home, asked a lot of questions - which was great. In both case, I/we were very clear about the scope of our project, and what it would entail. Again, there was no hesitation - only interest, in either conversation about whether or not it fit your criteria. My recommendation would be to further train your staff to flesh out what is a desirable project in advance of holding client meetings, to avoid wasting everyone's time.

Jeffrey, we appreciate your feedback and your perspective, but the exact issue you talk about being weary with who you hire is precisely why we declined to work with you. You are correct the Denver market is very flooded with people that are inexperienced or take on more work than they can handle, and at Factor, we are selective in who we work with for that very reason. Therefore, we did not feel that your project was a good fit for Factor, which is why we declined to move forward with you on your project. We are sorry that we were slow in responding to you after our first meeting. We can definitely improve on that. We are happy to discuss this in more detail anytime if you would like. We wish you the best of luck and hope your project turns out great!!!

Knowing nothing about their design, I'm basing my judgement on the company based off one of their drivers spitting out the window of his branded truck right in my face as I rode my bike and they drove past. It seemed pretty deliberate, but I was willing to give him the benefit of the doubt that it was maybe an accident, until I sped up to catch up at a red light and he rolled the window up and ignored me, showing me he knew what he did and whether it was an accident or not he was too big of a coward to apologize. Not a great move in a branded vehicle pal. Tried to find him on the website to file a private complaint but every single white dude looks exactly the same, definitely another reason to distrust the company in and of itself. Definitely won't be using their services in the future

Factor is one of my company's contractor's. I was installing some of their plumbing for them. They try and keep us busy and for that I am appreciative,in return, we try and do the best we can with quality and dedication.

The Factor Design team transformed our home! What was dated is now light, bright, modern and functional. The home's layout presented some challenges, but we were able to seamlessly create a home office and an expansive mudroom. We gutted the kitchen and now have a serene space to cook and gather. They were able to offer high end custom cabinets but also lower priced selections in areas where we wanted to save money. We refinished the floors and ALL the drywall, got a gorgeous new modern fireplace, all new paint including the trim, and more. There were a lot of moving parts.
The Factor team was patient and professional. People showed up when they said they would, worked creatively with us, and communicated well. Construction can be stressful and during a pandemic even more so. Factor went above and beyond to ensure we were comfortable and that everyone who came to our home followed our wishes (and CDC guidelines) for Covid protocol. When issues came up, as they inevitably do in remodels of this size, they handled everything in the most professional manner and with transparency. We're thrilled with the quality and feel Factor helped raise the value of our home significantly. The warranty they offer brings peace of mind. They check back in to make sure we're satisfied, and if there's anything that needs tending to, someone shows up and takes care of it--even after the project is completed. They don't just disappear. We would definitely hire Factor again and recommend to anyone looking for quality work!

Called for a basic project - single family addition with the potential to pop the top. Read all the great reviews online and scheduled a call with Josh. The call was fast and confusing, Josh said that he could see the google street view of my house and said that was most of what he needed to know. I was quoted ~ $1k/ Sq. Ft on the high end and asked for a 10k retainer. It seems like when they don't want to take on your project or are too busy, they just throw something out there and hope it sticks. Josh never followed up and I was discouraged at best. I would look elsewhere unless their project load is small and they will give you a serious consideration.

EDIT: 2 Months Later and no follow up from Josh as Promised below, not surprised based on our first interaction.

We knew we wanted to go with a Design/Build company for our full house renovation and interviewed several. Josh at FDB impressed us from the start. He was confident that we could achieve our wish list but also honest with us about what renovations would or wouldn't be cost effective. From the design process to demo to substantial completion everybody we met at factor including the subs they used were professional, trustworthy, and fun to work with. Renovating a house is a stressful experience in even the best situations and we started ours at the beginning of the pandemic. However, we always felt that Factor had our back and helped make the process as seamless as possible. We would definitely work with them again!

We love our new house! It has been an epic journey to this point... after a nasty flood, Josh and his team stepped in to rebuild not only our home but our sanity. With Phil at the helm day-to-day, the FDB team overcame every challenge our project threw at them - from old services requiring replacement, new found ceiling spaces to create height, our design desires... I am thankful we chose FDB as no other team in CO would have delivered our project on time and on budget. I've already recommended Josh, Phil, Dustin, Kent, Craig, Matt and their subbies to anyone I know looking for a full service operation. They even make the admin easy :) Will be having them over for a housewarming BBQ soon as became friends - we weren't just a job...

We hired Factor Design Build to remodel our home in Boulder and could not be happier with the result. We had never taken on a remodel of this scope and knew choosing the right partner would be critical.
9 months later we can say, without question, we made the right choice.

Aside from the quality of the work (which was outstanding), two things stood out to us: the people and the process. The entire Factor team exhibited the type of professionalism you expect, but often don't find, in this industry. Owners Josh and Kent were honest, transparent, set proper expectations and delivered exactly what they said they would. They were also very flexible as we changed direction and scope a few times along the way!

Jenny and the design team were outstanding and took the time to really understand our specific likes/dislikes. They struck a great balance in designing what we asked for, but also pushing us to think differently in certain areas. And it was apparent the design team was in lock step with the construction team on site which made the process very efficient and ensured the team could deliver the vision they helped us create.

Everyone who worked on our home from the plumbers and electricians to the carpenters and painters were professional, respectful and all-around good people who take obvious pride in their work. They even helped take care of our plants and shoveled snow. They were more like friends/family - sometimes we miss having them around!

With a project of this size, and an older home, we also knew a few unexpected challenges would come up (like finding ground water seepage in our basement). When they did, Factor found creative solutions that met our needs and fit our budget.

I can't recommend Factor Design Build enough, you won't be disappointed.
